Do you own a Condo?
Condo insurance (also referred to as an HO-6 policy) covers your condo unit where your condo association insurance stops. Your association typically insures the physical structure/building and other common areas.
Association by-laws vary, but condo owners are generally responsible for the interior of their unit, or from the drywall in. Things like your floors, walls, cabinets, and fixtures that your association’s insurance likely doesn't cover.
Getting a copy of those by-laws is a good idea so you can understand what your responsibilities are in the event of a claim. We can help you understand the fine print.
If your association or anyone else tells you that the Association buys the insurance, that does not cover you, it covers only what the association is responsible for.
Condo vs Town Home
It's also important to understand that some townhomes might be insured like condos, and some may be insured like a regular home (HO-3) If you live in a townhome, be sure that you have the correct type of insurance.

The easiest way is to determine if the unit is in a condo association or a homeowners association. The By-Laws and covenants determine ultimate responsibility, so make sure you have a copy and read them. Do Not take anyone’s word that you don’t need your own policy since it may be a condo. The next door neighbor or property manager is not the best source for insurance info.
